What it costs to build a Home.

As builders of new homes in Palmerston North and Manawatu, we recognise that one of your first priorities is determining a budget. We want to help! Here's a quick article to give you an idea of how much it costs to build a house in New Zealand

Basic:

A simple approach to minimise cost, all components still meeting building code regulations

  • Simple building layouts and structural design, minimal corners

  • Hip and valley roof, colour steel finish

  • Half height windows, standard sill finish, slimline jambs

  • Most economical range of chosen cladding available (within regulation)

  • Basic paint finish

  • Economical fixtures, door handles, lighting (batten holders) etc

  • Minimal power points and electrical design

  • Single bathroom. Enclosed shower, economical vanity, basic toilet

  • Minimal kit set kitchen joinery

 

Standard:

We still use a simple yet elegant designs but the specs will be upgraded

  • Simple building layouts and structural design

  • Hip and valley roof, incorporation of gables, mono-pitched, coloursteel or metal tiles

  • Incorporation of full height windows, standard sill finish, architraves

  • Standard, more commonly used cladding options (linea weatherboard etc)

  • Quality fixtures, door handles, lighting (down lights) etc

  • Bathroom and ensuite. Enclosed shower, wall hung vanity, basic toilet

  • Kitchen manufactured to suit

 

 

Premium/Architectural:

High end design and specs, premium fittings and finishes

  • Complex building layouts and structural design

  • High ceilings, combination of roofing

  • Glass panelling, flush sill finish

  • High end claddings (alternative firbe cement profiles, cedar, schist, )

  • Premium fixtures, door handles, lighting (down lights) etc

  • More allowance for power and data services

  • Multiple bathrooms. Tiled wet rooms

  • Kitchen manufactured to suit

 




Site conditions such as slope, access, soil type etc have a large effect on the cost of building, the above figures are based on gently sloping or flat sections with good soil bearing.

 

So what’s included?

Its always important when comparing quotes to look at what’s included in your price.

Here’s a list of things generally included in square metre rates including the figures above:

  • Architect and design fees

  • Shelving to cupboards and wardrobes

  • Interior Doors

  • Door Hardware

  • Gibstopping

  • Painting

  • Kitchen

  • Appliances (Oven, cook top, dishwasher, rangehood)

  • Laundry Tub / joinery

  • Showers

  • Bath

  • Vanities

  • Toilets

  • Tapware

  • Hot Water Cylinder or Infinity

  • Floor coverings

  • Lighting 

  • Drainlaying

 

Because every build is different there are a few things left to provide a complete turn-key home, here’s a list with some indicative prices

 

Services (power, water, gas)- Approx $5,000 for 15m connected to existing service connections




Driveway- -Approx $100-$150 per sqm for 100m thick.
